Description

Vaiven del Mar is located on the Riviera Maya, in Playa del Carmen, Quintana Roo. The project is inside Playacar, an exclusive resort complex. Vaiven is an 82-apartment horizontal development in a rectangular site.

The property was densely covered with large trees that hindered the decision of how to intervene in the site. After a careful selection of the trees the conclusion was to create a central courtyard with the intention of preserving the local flora transplanting the rest of the trees that were located in the perimeter of the apartment buildings.

The main entrance is a large flat slab that houses the lobby and reception area. Through this lobby you enter the central courtyard that besides being a garden and a recreational area where the pool is located, it also serves as the main distributor in order to access the covered walkways and get into the apartment buildings.

The project is divided into 23 towers that are connected by a vertical circulation core where you have the stairs and the elevators.

The apartments are located on the perimeter of the site, leaving the square central courtyard. Likewise, in this area gardens were designed, two pools, along with an area of decks and some connections to the corridors that separate the towers that have 3 and 4 floors.

By regulation, the towers bordering Paseo Xaman-Ha have 3 levels, a penthouse with roof terrace is located on the top floor; and the rest are 4 levels, the PH being on the top floor. There were 6 types of units defined for the project. On the ground floor, there is a double-height lobby, administrative offices, site, courier service and restrooms. On the first floor, there is a business center and on the third level a gym.

It is worth noting that 18 of the 82 apartments have an exit through its terraces to go upstairs and enjoy a private solarium on the rooftop from each department, experiencing amazing views to the central courtyard and to the rest of the Playacar.

The proposed materials including board-formed beige exposed concrete that by using the selected aggregate we achieved sand color tones, using as a foundation an inexpensive gray cement.
